Dwarka Expressway Inauguration to give a boost to Gurugram Property Market

The Dwarka Expressway & New Gurgaon area have arrive as the newest central point for Ultra-Luxury real estate developments in the Delhi-NCR region.

The opening of the Dwarka Expressway signals a big change for real estate in Gurgaon. This new road stretches 19 kilometers with eight lanes, connecting the Delhi-Haryana border to Kherki Daula. It runs alongside Urban Extension Road-II, a 10-kilometer road from Nangloi-Najafgarh Road to Sector 24 Dwarka.

These improvements aren’t just about making it easier to get around. They show that this area is becoming more important in Gurgaon’s real estate scene. The expressway isn’t just a road; it’s a lifeline connecting major cities like Delhi, Jaipur, Mumbai, and Chandigarh. It ends near sector 76 and sector 77, where there’s already a lot of development by big companies like DLF, Emaar, Whiteland, M3M, and Suncity. DLF, for example, has launched DLF Privana South, a luxury development in sectors 76 and 77.

Aakash Ohri, from DLF, says the Dwarka Expressway will turn the area near the cloverleaf flyover into a bustling commercial zone with shops, offices, and fancy homes. It’s a key spot, linking Gurgaon, Delhi, Jaipur, Mumbai, and Chandigarh. The cloverleaf flyover also makes it easier to get onto NH-8 without dealing with the Kherki Daula toll plaza. This has sparked interest in projects like DLF Privana in sectors 76/77.

DLF plans to launch another project in this area, similar to their integrated township DLF5. Mohit Malhotra, from NEOLIV, thinks the Dwarka Expressway will help more people own homes in Gurugram, fitting into the government’s goal of “Housing for All”.

The Dwarka Expressway and New Gurgaon area are now hotspots for luxury real estate. Anarock’s research shows that from 2013 to 2023, over 53,000 residential units were launched here. They expect another 10,500 units to be ready in the next two years. Real estate developers have been quick to snatch up land along this road for new projects.

JLL’s analysis shows that developers have bought over 175 acres of land here since 2022, spending over ₹3,100 crore. The expressway’s better connections have caught the eye of potential homebuyers, especially those from Dwarka and other western parts of Delhi, who want modern apartments with parking.

Once the cloverleaf flyover is finished, people in the new sectors of Gurgaon will have a direct route to NH-8, avoiding the busy Kherki Daula toll plaza. This makes the area even more attractive for businesses, families, and tourists, creating a vibrant community ready to grow.
